An Empirical Research into the Dynamic Relationship between Land Price and Housing Price in Our Country--Taking Beijing as an Example

Abstract The authors used the monthly data of Beijing from 2002 to 2008 and researched the nonlinear dynamic relationship between land price and housing price. The findings show that the influence of housing price on land price is nonlinear and their relationship can be simulated with LSTR1 model. If the change in land price is higher than 27.61% in the former first period, the change in the housing price in the former three and five periods has nonlinear positive effect on the land price of the periods. The implication of the research for policy-making is that it is of great significance to restrain the fast increase (the increase rate should be lower than 27.61%) in land price through implementing related policies. Only in this way can the promotion effect of housing price on land price be retarded
