资产化与直接处置:农民宅基地退出意愿研究

摘要问卷调查发现,农民有较强的宅基地退出意愿。为考察农民宅基地退出意愿的影响因素,笔者在农民宅基地退出决策模型的基础上,依据农民与宅基地分离的程度,把宅基地退出细分为资产化(潜在退出)和直接处置(完全退出)两大类,进而运用mvprobit模型计量分析影响农民宅基地退出意愿的各种因素。研究发现,农民对宅基地有较强的资产化和直接处置意愿;他们是否愿意退出宅基地,主要受年龄、受教育程度、家庭人口数量、有关信息接触、与邻居关系等因素的影响。

Abstract： The survey results show that farmers have strong willingness to rural homestead usufruct abdication. To analyze the influence factors of farmers' willingness, based on the farmers homestead usufruct abdication decision model, and in the light of the degree of breakaway between farmers and homestead,this paper subdivides the rural homestead usufruct abdication into two categories, capitalization (potential abdication) and direct disposal (completely abdication). Then it uses the mvprobit model to analyze the influence factors, the result shows that the farmers' willingness on rural homestead usufruct abdication is significantly affected by age, educational level, household population, information contact, relations with neighbors and other factors.
